The CEO of redfin went and did some data digging and found that winter time is not a slow time. From the related article in the New York Times:</p>
<p><em>But instead of relying on “old rules of thumb,” superstition or real estate decisions “driven by emotion,” he said, he surveyed sales of more than 750,000 homes nationwide over a year. Mr. Kelman’s assumptions turned out to be untrue. Winter, his data showed, is the best time to sell. “People who list in winter have less competition,” he said, citing results released last month that define winter as December through February. “There is such a trickle of inventory that each one gets more attention.”</em></p>
<p>Lest you think that the suburbs, or worse, California, is just, well, different than Manhattan, appraiser-extraordinaire Jonathan Miller did his on data digging for Manhattan. There is some subtlety however:</p>
<p><em>By this reckoning, Mr. Miller said, the best time to list a home is “at the tail end of winter, just before the spring sales rush.” Locally, listings introduced in March sell the fastest, and March is also the month when most listings are introduced to the market.</em> <em>Based on the number of contracts signed each month, “ the spring is still the ‘Super Bowl’ of annual real estate sales,” Mr. Miller said. “June is the top month,” he said, for the number of contracts signed, “with March being the month that results in the shortest time on the market.” Homes put on the market in October take the longest to sell.</em></p>

<p>In our experience, a great agent will use a variety of marketing methods, concentrating on the media forms most applicable to the demographic they are trying to reach. If they are selling a $10m penthouse, twitter won&#8217;t help. On the other hand, a studio in the LES may be perfect for a Facebook foray.</p>

<h3 style="font-size: 1.17em;">What are some of Morningside Heights’s defining characteristics?</h3>
<p>When I started in the business, we had to market the Upper-Upper West Side and Morningside Heights. Today, we no longer have to. Demand for homes in Morningside Heights is strong for a few reasons: The architecture is stunning; there are several private schools north of 110th Street that are attracting a lot of interest, and there are four or five new developments on Broadway north of 96th Street that have sprung up over the last few years.  Finally more people have realized that for an extra one or two subway stops you’re in a totally different environment that is brighter, less congested, quieter and of course still less expensive.  You just feel the difference immediately.</p>
<h3 style="font-size: 1.17em;">What is the housing stock in Morningside Heights?</h3>
<p>The Morningside Heights home sale market is still comprised of mostly co-ops, but new developments – both new construction and conversions &#8211; are changing that.  However much of the housing stock in the area is owned by Columbia University, and is provided as rentals to students, faculty, and staff. This greatly reduces the number of Morningside Heights homes that might otherwise be available for sale.</p>
<h3 style="font-size: 1.17em;">What do you see happening in the Morningside Heights home market these days?</h3>
<p>We’re actually seeing a tightening of supply &#8212; we have more and more buyers who are having a hard time finding properties to look at, much less to buy.  We’ve seen a lot of Morningside Heights homes purchased that were recently put on the market, and even some of the older listings are finally selling. Between the sales activity and the fact that quite a few owners took their apartments off the market earlier this year, we’re actually seeing a frustrating supply situation for buyers.</p>
<h3 style="font-size: 1.17em;">What advice would you give to a buyer looking for a home in Morningside Heights?</h3>
<p>You really have to stay on top of things.  The Morningside Heights home market does not have a lot of supply:  West End Avenue ends at 107th, and north of that is Riverside Drive, Broadway, and Columbia, so the geography is limited.  Columbia’s ownership of the housing stock strongly limits a buyer’s options, as well.  Because it can be difficult to find apartments in Morningside Heights it is important tow work with a broker who has his finger on the pulse of this market and has a lot of local contacts.</p>
<h3 style="font-size: 1.17em;">What advice would you give to someone selling his/her Morningside Heights home?</h3>
<p>First of all Morningside Heights home sellers should work with brokers who have a long and proven track record in the neighborhood, can properly price and present, and successfully close on deals due to their familiarity with the buildings, management companies, and policies.</p>
<p>Next, each property is different, but staging is always important. Some apartments need more work than others.  No matter what it is always a good idea to de-clutter and clean your home. This might entail having a professional stager involved.  Unquestionably presenting it in its best light is absolutely necessary.</p>
<p>Last, and perhaps most critical, is pricing.  Buyers are willing to pull the trigger when they see a good property, but if the seller is being unrealistic they’re willing to look elsewhere.</p>
<h3 style="font-size: 1.17em;">What do you see happening in the Morningside Heights home market in the next 6-12 months?</h3>
<p>Forecasting is tough, but the Morningside Heights home market feels really good right now.  The market feels strong because good properties are selling quickly. We’ve had a number of bidding wars, so if you’re a buyer, you have to ask if you can run the risk of waiting any longer.  Nine months ago buyers waited as prices continued to drop, but now things have changed and buyers have to make a decision whether the price drops will continue or not.</p>
<p>For sellers, you should cast your line into the water.  Consider going to market immediately because the fish are biting, so to speak, and who knows what will happen down the road.</p>

<h4 style="font-size: 1em;"><strong><img class="alignleft" title="screen-capture-1" src="http://www.topagentguide.com/new-york-real-estate-agents/wp-content/uploads/2009/11/screen-capture-1-150x150.png" alt="screen-capture-1" width="135" height="135" />1. The value of experience. <span style="font-weight: normal;">There’s no substitute for experience. Even the New York agents with the most raw talent will not have seen enough transactions in their first couple of years to have developed a level of true expertise. Experience will give a top New York real estate agent the perspective to know when a deal is going sideways, to know how to deliver what a client really needs (even if they can’t articulate it themselves), to know the inventory in a market inside and out, to spot a property priced below market, etc.</span></strong></h4>

On the buy side, rookie New York real estate agents often just don’t have enough experience to recognize a good deal.</span></strong></p>

Negotiation skills. <span style="font-weight: normal;">Top New York real estate agents are typically great negotiators because, unlike most buyers and sellers, they can remove themselves from the emotional aspects of the transaction. And they’ve played the game countless times. They are not just delivering offers and counter-offers. They are professionals who are trained to represent their client’s interests and get deals closed.</span></strong></h4>
<h4 style="font-size: 1em;"><strong>7. Understanding of new condominium deals. <span style="font-weight: normal;">Top New Yrk real estate agents that work with condos typically know most of the new condo developments in their area and how they compare with each other. They will also know each development’s backstory—how financially solid a project is, the relationship between the condo board and the developer, the relative build-quality of the construction, etc.</span></strong></h4>
<h4 style="font-size: 1em;"><strong>8. Ability to navigate the co-op scene. <span style="font-weight: normal;">Coops represent the majority of the inventory in certain markets, such as Manhattan. Each coop has a unique personality. Some are highly exclusive, some operate more like a condo. The best New York real estate agents know the coop scene extremely well and can guide their clients to the coops that are best suited to their personality, living goals, and financial capability. Without good guidance, buyers can waste many, many months in the board approval process, only to end up empty-handed. Sellers need strong, Manhattan-focused real estate agents that know what they are doing too; presenting un-qualified buyers to a coop board will likely result in a rejection—and the loss of 2-3 months or more. If you have already purchased another home and need to sell, 2-3 months can be a <em>looooong</em> time.</span></strong></h4>

Everyone wants to feel like they are in the hands of a confident professional working in their best interest.  Too often, however, the opposite happens—an inherently stressful process is made much, much more stressful due to the efforts of an inexperienced, unprofessional agent. One behavior pattern we often see is that a low-quality agent doesn’t know what they don’t know and presents a false sense of confidence in order to cover-up their shortcomings. This has predictably disastrous results (see picture).</span></strong></h4>
<h4 style="font-size: 1em;"><strong>10. Reputation matters. <span style="font-weight: normal;">A top New York real estate agent’s reputation will often precede them. This can benefit their clients in both subtle and direct ways. For example, well-know, well-respected agent’s calls may be returned more quickly, their clients may be taken more seriously, negotiations may come to a close more smoothly, last-minute showings accommodated more easily, marketing materials produced less expensively, etc.</span></strong></h4>
<p><strong>One more bonus reason: <span style="text-decoration: underline;">t</span></strong><strong><span style="text-decoration: underline;">heir rolodex</span></strong>. Top New York real estate agents often have a &#8220;wait list&#8221; of buyers that have not found what they want and are waiting on the sidelines. If your home fits their specifications, a top New York real estate agent will sometimes be able to make a quick sale at a strong price (this happens more often on the high-end). <p><span style="font-weight: normal; font-size: 13px;">A condominium apartment is real property – buyers get a deed just as though they were buying a house. Since this is real property, there is a separate tax lot for each apartment. This means that New York condominium owners pay their own real estate taxes for their property. A New York condominium owner will also pay common charges on a monthly basis. Common charges are similar to maintenance in a co-op; however, common charges include neither real estate taxes nor the building’s mortgage and interest because, by law, a New York condominium, or anywhere for that matter, cannot have an underlying mortgage.</span></p>
<h3 style="font-size: 1.17em;"><strong>New York condominiums are attractive for the following reasons:</strong></h3>
<ul>
<li>Financing the purchase of a New York condominium is much more flexible than a co-op. In the past, buyers could finance up to 90% of the purchase price. Since the credit crisis, banks’ lending practices have become more stringent. Buyers of New York condos should consult a mortgage professional for current financing options.</li>
<li>While there is an application process, the  process of buying a New York condominium is not as formal as in a co-op. The likelihood of rejection is minimal.</li>
<li>There is greater flexibility in sub-leasing a New York condominium vs. a co-0p. This makes condos a better investment choice than co-ops.</li>
<li>New York condominiums are the ideal choice for non-U.S. citizens or for those with assets held outside of the United States because co-ops are unlikely to approve these types of buyers.</li>
</ul>
<p><span id="more-911"></span></p>
<p>New York condominiums are generally more expensive than co-ops for a number of reasons. There are fewer New York city condominiums than cooperatives, the buying process is easier, and the combined monthly common charges and real estate taxes for a New York City condo are typically lower than a co-op’s monthly maintenance charges (often because a co-op may have an underlying mortgage).</p>
<p><strong>Steps to purchasing an condominium in New York City</strong></p>
<ol>
<li>Offers are made verbally in New York City. When you have found the right property, your agent will convey your offer to either the seller’s agent or to the seller directly.</li>
<li>The seller may “counter” your offer thereby beginning the negotiation process in which both parties agree upon price, terms, and closing date.</li>
<li>All deals for New York condominium require a real estate attorney. Your real estate agent can assist you in finding experienced attorneys. The seller’s attorney will begin preparing a contract of sale, during which time your attorney will begin to examine the financial condition of the building in which you wish to purchase.</li>
<li>After concluding that the building’s financial condition is satisfactory, and the contract of sale and by-laws of the building are acceptable, your attorney will allow you to sign the contract. At that time you will typically be required to present a deposit of 10% of the purchase price. The contract plus the deposit will then be forwarded to the seller for signature. The deposit will be held in the seller’s attorney’s escrow account until closing. Until the contract has been delivered and signed by all parties, the seller can still entertain and accept other offers.</li>
<li>If you are financing your New York condominium purchase, you should move forward with your loan application. Your real estate agent can assist you in finding a mortgage broker. We advise our clients to pre-qualify for a mortgage at the outset of their housing search.</li>
<li>By now, you will have received from your real estate agent the board requirements and application materials. You will need to complete all of the required materials, which typically include: an application, a financial statement signed by a CPA, all requisite support for your financial statement, three years of tax returns, bank statements, letters of personal and financial reference, letters of professional reference, the contract of sale, bank documents indicating that your loan is in place (if financing), etc. Although the application materials for a New York cooperative and New York condominium can be similar, the actual process is quite different.</li>
<li>When your “package” is finished, your agent will forward it to the Managing Agent. Once the Managing Agent determines that your application is complete and all credit checks are approved, your package will be forwarded to the Board of Directors. Managing Agents will not accept applications unless the application is complete.</li>
<li>The entire process can move quickly for a New York condominium, and assuming a loan can be secured in a timely fashion, the process can move from contract to closing in about 60 days. Note for comparison, the cooperative process is more involved and may take much longer than 60 to 90 days.</li>
<li>After Board approval, begin planning your closing.</li>

<h3><strong>What makes selling an estate different than selling a non-estate apartment?</strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Joanne_Douglas.html" target="_blank"><strong>Joanne Douglas</strong></a></span>: There’s nobody living in the home…and unfortunately you can feel that when you come in. But you don’t want it to feel that way.  Usually, in an estate/probate situation, the apartment is dated or very cluttered. It’s very important to convince the trustee or heir to hire a professional cleaning crew. Sometimes it’s even worth white-washing the apartment. If possible, we prefer to keep the furniture because the apartment will photograph better, but if we have to, we’ll hire a haul-away crew to remove any shabby furniture. In certain instances, we’ll bring in a professional stager who will bring in accessories to warm up the apartment.  It may cost a couple thousand dollars to do that, but it makes a huge difference in the sale.</p>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/new-york-real-estate-agents/wp-content/uploads/2010/01/screen-capture-141.png"><img class="alignright size-full wp-image-885" title="screen-capture-14" src="http://www.topagentguide.com/new-york-real-estate-agents/wp-content/uploads/2010/01/screen-capture-141.png" alt="screen-capture-14" width="170" height="176" /></a><a href="http://www.topagentguide.com/agents/Daniel_Farris.html" target="_self"><strong>Dan Farris</strong></a></span>: In terms of the presentation, it is important to make the home look as inviting as possible.  If there are things such as leaks or signs of leakage, fix them and paint them so they look good cosmetically. When you’re dealing with an estate/probate, you need to remove the clutter so the apartment is appealing.  If it smells, you should rip up the carpet.  Some apartments only need a touch up, but others may need to an entire paint job and re-flooring. If there are any signs of death or medical care, for example a shower or toilet seat that provides assistance, remove them. You want the home to be appealing to people moving in.</p>
<h3><strong><span id="more-875"></span>What are some of the non-staging issues you face selling an estate?</strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Daniel_Farris.html" target="_self"><strong>Dan Farris</strong></a></span>: Many times you’re dealing with an attorney, not the heir or executor.  Because you’re communicating through another party, there can be communication problems. Sometimes it’s best to have everyone sit down and talk.</p>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Joanne_Douglas.html" target="_blank"><strong>Joanne Douglas</strong></a></span>: If you’re dealing directly with the heirs, and there’s more than one, they might not always agree on pricing or which offer to accept.  Sometimes one heir will want to hold out for more money, while the other wants to sell. As an agent, this requires a lot of diplomacy.</p>
<p>When you’re dealing with a bank, it’s very different.  If you’re dealing with an attorney and someone working directly in the bank, then you need to be in constant communication.  My team often communicates with attorneys in estate/probate sales with a periodic report– we’ll regularly email a report which includes the number of calls we received, the number of potential buyers who toured the apartment, and any offers we have received. Executors have a fiduciary responsibility, so they have to quantify their decisions. I provide them with as much information as possible – comps, prices per square foot, etc. – so they are able to support their decision, whether it is dropping the price or accepting an offer.</p>
<h3><strong>Do buyers approach estate/probate sales differently?</strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Daniel_Farris.html" target="_self"><strong>Dan Farris</strong></a></span>: Sometimes buyers don’t even know it’s an estate or probate sale until they really get into it.  But when I’m working with a buyer, I never tell my clients to assume that they can get a bargain simply because it is an estate sale.</p>
<h3><strong>How can a real estate agent who has extensive experience working on estate sales or with a probate benefit a seller?</strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Daniel_Farris.html" target="_self"><strong>Dan Farris</strong></a></span>: An agent who has sold estates before can help ensure that all parties are prepared for the process ahead. Another really important way that an experienced agent can help is with staging. Brokers who don’t the importance of getting rid of all signs of death actually hurt the process.</p>
<p>Because there are so many parties – attorneys, heirs, and executors – the most important way an agent can help is to coordinate the lines of communication so that everyone is on the same page.</p>

<h3><strong>What are some of Upper West Side’s defining characteristics?</strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Douglas_Heddings.html" target="_blank"><span style="color: #333333;">Doug Heddings</span></a></span>: As someone with a family and two kids, I can tell you there’s no other place I’d rather live in the city. My wife was born and raised on the Upper West Side, so she’s been here her whole life. The Upper West Side is a real Manhattan neighborhood.</p>
<p>The Upper West Side has luxury condos, co-ops, tenement housing, brownstones and townhouses, so you get a heterogeneous mix of people including single professionals, couples, young and old. There is great cultural, ethnic and socio-economic diversity.</p>
<p>The transportation on the Upper West Side is phenomenal. There’s the Central Park West lines (the 1, 2, 3) which are consistently rated the top lines in the city. The express subways at 72<sup>nd</sup> and 96<sup>th</sup> will take you Downtown – I can get from my office to exclusive properties in the Village in about 12 minutes. Even better, the Upper West Side has two parks, Central Park – which is phenomenal and famous worldwide, and Riverside Park which is our little, hidden gem. The city has connected the Hudson esplanade from Battery Park, and this Spring they’ll be putting in a new path that is suspended over the water that will take you all the way up to the George Washington Bridge. It’s a great place to train, bike, or run. You can bike to the Palisades if you want.</p>

The neighborhood has lots of older buildings with very pretty architecture which adds a certain charm. The Upper West Side has a lot of services. There are wonderful stores, markets, and restaurants, but not so many that it is overwhelming.  There are not many high-rises, so there is a lot of light. What I like about the Upper West Side is that you’re never too far from a park because the neighborhood is so narrow. You either have the Riverside Park or Central Park, and even in between, you can find some playgrounds. There are a lot of great public and private schools, as well as services for children. For culture lovers, there’s the Historical Society, Carnegie Hall and the Met. In addition to being a great place to live, the Upper West Side is very accessible to the rest of Manhattan. The subway runs down Broadway and the bus system is convenient, as well.</span></span></p>
<h3><strong><span id="more-860"></span>What is the housing stock like in regards to Upper West Side condos and coops?</strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Lisa_Lippman.html"><span style="color: #0000ff;">Lisa Lippman</span></a></span>: The Upper West Side probably has fewer condos than Downtown or the Upper East Side, although there are some very nice Upper West Side condo buildings. The reason for that is that there are fewer new developments. New construction is pretty much always condos. We have some pre-war conversions, but Downtown has many more condos and new buildings.  The Upper West Side has lots of pre-war co-ops.</p>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Douglas_Heddings.html" target="_blank"><span style="color: #0000ff;">Doug Heddings</span></a></span>: I agree. In addition to condos and coops, the Upper West Side also has a significant concentration of brownstones.</p>
<h3><strong>What do you see happening in the market for Upper West Side condos and coops these days?</strong></h3>
<p><strong> </strong></p>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Douglas_Heddings.html" target="_blank"><span style="color: #0000ff;">Doug Heddings</span></a></span>: All of Manhattan is very challenging. Deals are much more complex than in the past. There was almost no activity in the first half of 2009, so today volume is up considerably. It’s relative. I think we saw a small blip in inventory in September, but it’s leveled off and probably shrunk a bit since then. Numerous properties are going into contract and not much new inventory is coming on&#8211;particularly not many new Upper West Side condos.  As far as prices go, they’re probably down anywhere from 15-30% from the peak.</p>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Lisa_Lippman.html"><span style="color: #0000ff;">Lisa Lippman</span></a></span>: In general, the Upper West Side condos and coops didn’t suffer as much as some other Manhattan neighborhoods.  On average, Manhattan went down 30%. The Upper West Side probably dropped 20%, and we recovered, so we’re probably only at 10-15% off peak right now.  It’s an established neighborhood where people really love to live and there’s not much inventory.  Families and young people love to live here. Older people like to live here – empty nesters – because we have Lincoln Center, museums, and great access to parks. Nobody finds it unappealing. For that reason, there’s never a tremendous amount of inventory which helps prices stay relatively strong.</p>
<p><strong> </strong></p>
<h3><strong>What advice would you give to a buyer looking on the Upper West Side for a condo or coop?</strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Lisa_Lippman.html"><span style="color: #0000ff;">Lisa Lippman</span></a></span>: For someone looking for an Upper West Side condo or coop, I&#8217;d say to be open-minded about the neighborhood. A lot of people say they only will live south of 86<sup>th</sup> Street, or something like that. What I’ve found is that once people learn more about the neighborhood, they’ll push their boundaries and go higher or farther West. For example, many buyers first want to be on Central Park West, but after looking, they are willing to live near Riverside Park.  It’s all nice, so there’s a lot to choose from.</p>
<p>There are certainly deals to be had. Find an condo or coops that’s been on the market for a long time (one that potentially came on as the market softened) and in which the seller lowered the price too little, too late. That’s where you’ll usually get the best deal, sometimes even for below market. Upper West Side condos and coops will always be a great investment. The area will always be a great place to live because of its prime placement between two parks.</p>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Douglas_Heddings.html" target="_blank"><span style="color: #0000ff;">Doug Heddings</span></a></span>: If you are looking for an Upper West Side condo or coop, don’t pigeon hole yourself into one specific area, but rather explore all the areas and possibilities. I can’t stress that enough. A lot of people pick really narrow specifications, but then they end up on Riverside and they love being that close to the river. There’s a totally different feel when you go farther West – West End Avenue is only a block away from Broadway yet is very residential. The Upper West Side is much narrower than the Upper East Side, so no matter where you are, you’re not far from either park. There’s a plethora of co-ops lining both sides of the street, no commercial traffic is allowed on the street.</p>

<h3><strong>What advice would you give to someone selling his/her Upper West Side condo or coop?</strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Douglas_Heddings.html" target="_blank"><span style="color: #0000ff;">Doug Heddings</span></a></span>: Find an agent who really knows the Upper West Side condos and coops inside and out because real estate is hyper-local, in my opinion. On the Upper West Side, a condo on 73<sup>rd</sup> Street between Central Park West and Columbus should be analyzed differently than one on 94<sup>th</sup> between Broadway and West End Avenue.</p>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Lisa_Lippman.html"><span style="color: #0000ff;">Lisa Lippman</span></a></span>: Make sure you’re comfortable with your broker and do your research about what is on the market. Look at comps only from the past two to three months because that’s all that is important right now. If you price your home correctly, you’ll get good buyers and good bids. If you don’t, you won’t. In a market like this, buyers are very price-sensitive and they will only pay what they consider to be a fair price.</p>

<p><a href="http://www.topagentguide.com/agents/Alex_Nicholas.html" target="_blank">Alex Nicholas:</a> The streets in the West Village are unlike anywhere else in the city. They are all different and crooked, so you don’t have a lot of proper cross streets, which makes the neighborhood very quiet. The West Village has all sorts of nooks and crannies, cool, boutiques, great restaurants, tree-lined streets and lots of townhouses and single family homes. There are quite a few buildings still intact from the 1920s, 30s, and 40s, so it’s got a very special, unique, old-world European charm that people have loved for a long time. The West village has a great mix of all types of New Yorkers because the neighborhood has something for everyone. Hudson park and the Meatpacking District are nearby, and the neighborhood has access to the 1, 2, 3 and the A, C, E subway lines. Along the Westside highway, you’ll find ultra-luxury buildings and beautiful townhomes. It’s a place where people can go to hide and escape the hustle and bustle of Manhattan. Because the West Village is so desirable, the area is expensive.</p>
<p><a href="http://www.topagentguide.com/agents/Glenn_Norrgard.html" target="_blank">Glenn Norrgard</a>: The West Village truly is a neighborhood and a village. It’s the type of place where you know your neighbors. There are tree-lined, cobblestone streets and lots of great bars, restaurants, shops and convenience stores. There’s an informal quality of life that’s difficult to capture in other parts of the city. West Village residents have access to the riverside park which is great. Farther west, public transit doesn’t cut through it, so it’s been able to retain its neighborhood feel.  There are good school systems and it’s one of the most valuable areas of real estate in Manhattan.</p>

It’s quiet, friendly and has a huge number of excellent restaurants. There is no other neighborhood like it in Manhattan.</p>
<p><a href="http://www.topagentguide.com/agents/Tom_Cooper.html" target="_blank">Tom Cooper</a>: The townhouses of the West Village anchor the neighborhood’s charm. In recent years, many of these have been returned to single family homes.  Older luxury buildings, like 299 and 302 West 12<sup>th</sup>, as well as 45 Christopher&#8211;all Bing and Bing pre-war buildings, are highly valued for their understated elegance. Newer condominium buildings, like Superior Ink and the Richard Meier buildings, have added many more extremely high-end condominiums to the market.</p>

<p><a href="http://www.topagentguide.com/agents/Tom_Cooper.html" target="_blank">Tom Cooper</a>: The housing stock in the West Village is extremely varied&#8211;there are townhouses on cobblestone streets that lend the West Village so much of its charm, pre-war luxury buildings such as the Bing and Bing collection which people gravitate towards because of its pre-war charm and understated elegance, and new condo buildings like the Richard Meyer Building that provide extremely high-end luxury. New condos tend to have the larger apartments because pre-war buildings tend to cap out at 2 bedrooms&#8211;to find a 3 bedroom in a pre-war building usually means it’s a combination of some kind.</p>
<p><a href="http://www.topagentguide.com/agents/Meris__Kenny_Blumstein.html" target="_blank">Meris Blumstein</a>: There are more townhouses in the West Village than most other neighborhoods. It’s a very townhouse-driven area.</p>
<p><a href="http://www.topagentguide.com/agents/Meris__Kenny_Blumstein.html" target="_blank">Kenny Blumstein</a>: In the past five to eight years, developers took any opportunity to renovate existing buildings or build from the ground up. The new developments were typically condos on Hudson, Greenwich, and Washington. The inventory was absorbed quickly and at a high cost per square foot.</p>
<p><a href="http://www.topagentguide.com/agents/Glenn_Norrgard.html" target="_blank">Glenn Norrgard</a>: The West Village is comprised mainly of low-rise buildings. There are some 20 story pre- and post-war buildings, but most are six to seven story buildings.</p>
<p><a href="http://www.topagentguide.com/agents/Alex_Nicholas.html" target="_blank">Alex Nicholas:</a> The West Village has more townhouses than other neighborhoods, but there is still a limited supply. There is always a demand for West Village townhouses which is why they sell so quickly. Most of the other homes are co-ops.</p>
<h3><strong>What do you see happening in the West Village home market these days?</strong></h3>

<p><a href="http://www.topagentguide.com/agents/Glenn_Norrgard.html" target="_blank">Glenn Norrgard</a>: Inventory had accumulated in the early part of 2009, but we’re seeing a lot of properties being purchased now. Prices have stabilized and there have been a few sales, so there’s a baseline in terms of comps from which sellers can us to price their homes appropriately.</p>
<p><a href="http://www.topagentguide.com/agents/Meris__Kenny_Blumstein.html" target="_blank">Meris Blumstein</a>: The West Village is very sought after so demand is still strong.  It hasn’t been hurt as badly as other areas.</p>

<p><a href="http://www.topagentguide.com/agents/Tom_Cooper.html" target="_blank">Tom Cooper</a>: The West Village remains the destination of choice for people who appreciate its scale, charm, unique collection of restaurants and shops, as well as its proximity to the river and now the Highline.  It will always be in demand. Like most parts of the city, however, prices are down significantly from last year.</p>

<h3><strong>What advice would you give to a buyer looking for a home in West Village?</strong></h3>
<p><a href="http://www.topagentguide.com/agents/Meris__Kenny_Blumstein.html" target="_blank">Meris Blumstein</a>: Understand how you feel about the neighborhood. There are people who belong in a low-rise, quiet neighborhood and there are some who belong in the mid-Village, around 5<sup>th</sup> avenue. That area has a lot more activity on the streets at all hours of the day than the West Village. The West Village feels like an enclave off the main thoroughfares, which is why it attracts a lot of high-profile people. They can hide out a bit more.</p>
<p><a href="http://www.topagentguide.com/agents/Meris__Kenny_Blumstein.html" target="_blank">Kenny Blumstein</a>: You cannot make low-ball offers in the West Village because supply does not vastly outweigh demand.</p>
<p><a href="http://www.topagentguide.com/agents/Glenn_Norrgard.html" target="_blank">Glenn Norrgard</a>: Buyers should look at the West Village’s location in relation to where they work and where they’re going to be&#8211;the West Village can be extremely convenient or quite inconvenient.</p>
<p><a href="http://www.topagentguide.com/agents/Alex_Nicholas.html" target="_blank">Alex Nicholas:</a> There’s a limited supply. You have to know what you want and when you find it, go for it.  The window of negotiating is over and a lot of unique properties in the West Village are priced to sell, so you can’t go in and offer 30% less than the asking price. Understand the limited quantity, know what you want, and make realistic offers.</p>
<p><a href="http://www.topagentguide.com/agents/Tom_Cooper.html" target="_blank">Tom Cooper</a>: Get the overall impression of the apartment and the neighborhood by walking around the West Village, particularly at night. Between all the restaurants and lounges, there is a lot of nocturnal activity in the West Village so it’s important to know what it’s like on a Thursday, Friday, or Saturday night.</p>
<h3><strong>What advice would you give to someone selling his/her West Village home?</strong></h3>
<p><a href="http://www.topagentguide.com/agents/Glenn_Norrgard.html" target="_blank">Glenn Norrgard</a>: Look at the comps (there are enough now to give a baseline) and recognize where your property fits in terms of location, size, etc.  If you have something special, like a terrace, you can still command a premium, because those will always be rare.</p>
<p><a href="http://www.topagentguide.com/agents/Meris__Kenny_Blumstein.html" target="_blank">Meris Blumstein</a>:  Price appropriately for where you are and what you have. Otherwise, you may as well not put it on the market. Also, there’s such a huge oversight by Landmarks protection that you really have to be very savvy about what you’re doing in terms of a renovation in West Village.  For example, you can’t put a terrace on top of your house if you can see it from the street.</p>
<p><a href="http://www.topagentguide.com/agents/Alex_Nicholas.html" target="_blank">Alex Nicholas:</a> Even though the West Village is one of the most desirable neighborhoods in NYC, selling is still always about pricing and knowing the comps. West Village buyers are looking for charm, quiet, and some architectural significance. If your home offers any of these characteristics, you need to promote that.</p>

<h3><strong>What does “green” mean in terms of real estate?</strong></h3>
<p>Green real estate and green living in Manhattan are two different things. From the perspective of real estate, buildings should be built with sustainable elements and should be energy efficient. It’s all about minimizing our carbon footprint and maintaining a sustainable lifestyle. For example, debris from the development site should be removed in an efficient, sustainable way and materials for the building should be from within 50 miles of the site. A lot of Manhattan developers are using bamboo for their floors, but the carbon footprint created by boating it in from China negates the positive effect of the bamboo. Some developers use a local wood that’s much <a href="http://www.topagentguide.com/new-york-real-estate-agents/wp-content/uploads/2010/01/screen-capture-13.png"><img class="alignright size-full wp-image-827" title="green house" src="http://www.topagentguide.com/new-york-real-estate-agents/wp-content/uploads/2010/01/screen-capture-13.png" alt="green house" width="142" height="141" /></a>harder than bamboo and is forested in a sustainable way. They pick certain trees and let the rest remain so they can replant…and the transportation is much better.</p>
<h3><strong>Are there green buildings in Manhattan?</strong></h3>
<p>There are about 10 green buildings in Manhattan. The Solaire building was the first green building to go up as a rental and then the Visionaire opened up in Battery Park City.  River House is supposed to be one of the first Battery Park City green developments. Currently, Village Green is being built on East 11<sup>th</sup> and it’s the greenest property I’ve seen in NYC. Village Green uses Geothermal heating for the common areas. Geothermal heating is achieved by digging into the earth, which has a constant temperature of about 60 degrees. It pumps air through the heating/cooling system but only has to heat or cool from 60 degrees as opposed to up from 25 or down from 85. The bathroom floors are heated with radiant heat, which is the best way to heat any space.</p>
<h3><strong>What does LEED stand for?</strong></h3>
<p>LEED stands for “Leadership in Energy and Environmental Design.” This system was created not just for Manhattan, but for the entire country. It’s not necessarily the best certification for Manhattan, because one of the qualities for points is proximity to transportation, and in Manhattan, that’s a given. One of the buildings lost points for having parking in the basement, which invites people to drive. Bicycle racks in the building get points. They’re reviewing the system in NYC because they’re finding that buildings are getting LEED certification but actually aren’t very energy efficient. On the other hand, the River House development is very energy efficient and obtained LEED Gold certification.</p>
<p><strong> </strong></p>
<h3><strong>What are some of the ways to make your Manhattan home more energy efficient?</strong></h3>
<p>Retrofitting an apartment is really difficult. The best thing you can do to make your current apartment more energy efficient is to lower your energy consumption.</p>
<p>The first way you can do this is to weatherize your home by plugging up leaks and keeping the air inside on the inside, the air outside on the outside. That way you don’t lose hot air in the winter or need to bring cool air in during the summer. For instance, if you keep your AC in the window in the winter, there will likely be leaks. Take it out and close the window. There are weather insulation kits for houses that will help you weatherize your home.</p>
<p>In terms of using less energy, you should unplug any electrical appliances, including your TV and computer, from the outlets when you are not using them. Compact fluorescent bulbs are wonderful and LED bulbs are even better. When you need to replace a dishwasher or fridge, get something energy efficient. Those old ACs, for example, are a nightmare. The new ones are way more efficient.</p>
<p>Also, when you paint, you should use low or no VOC paints, because they’re better for you to breathe. That creates allergies for people and it’s really bad for little kids to be breathing. It’s a good thing to do even if it doesn’t save you any energy.</p>
<p><strong> </strong></p>
<p>If you live in a townhouse and if you have enough exposed roof, planting a “green roof” will act like insulation. You can plant grass and trees, as well as succulents. If it’s built the right way, you can also have water drainage and get gray water from that, which you can use to wash the sidewalk.  You want to consider the weight on the roof and the amount of maintenance though.</p>
<p><strong> </strong></p>
<h3><span style="font-size: small;">Wh</span>at advice would you give to a buyer looking for a green home in Manhattan?</h3>
<p>You really need to evaluate how energy efficient the building is, not just the level of certification that the developer got. Buildings that have all-glass walls won’t be as efficient. You have to know enough about green to know what they’ve done and see how it could save you money. If you’re buying an apartment that’s 10% higher than the market, but it’s really green, like Village Green, you’ll save so much that in time it will pay you back.</p>
<p>When developers start to develop again, they’re going to develop green projects. I tell my buyers to buy something that will sell back into the green market in three to seven years. At that point, green apartments will be in even stronger demand than today.</p>

The building’s façade is thicker&#8211;old cast-iron or brick, and the lobby entrances are beautiful. The lofts themselves have high ceilings, open kitchens, large windows, exposed brick and columns. There’s nothing cookie-cutter about a loft.</p>

<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Ginnie Gardiner</span></a>: Lofts offer large, open kitchens, original beams, and an aesthetic that is unique. High ceilings, even if there are exposed pipes, are more desirable than the dropped ceiling that most non-lofts have. For example, in the Financial District, we have an Edwardian structure that originally housed an insurance company. On the 12<sup>th</sup> floor, we have these beautiful Edwardian arched windows with plaster sculpted embellishments.</p>
<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Jon Phillips</span></a>: One loft building that comes to mind has an entrance with carved granite elements. Given how expensive the materials and craftsmanship for that would cost today, you don’t even see that in a building like 1 Central Park West.</p>
<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Ginnie Gardiner</span></a>: Some of the buildings still have the original tin-stamped ceilings, and even though you can see the sprinklers, it’s a part of the romance and charm.</p>
<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Jon Phillips</span></a>: Commercial buildings were required much earlier to have sprinklers due to the fire code, whereas residential apartments weren’t until very recently. Since most lofts were previously commercial or industrial buildings, they have sprinklers in the units. They are part of the loft aesthetic. It’s not undesirable due to the less expensive insurance bill.</p>
<h3><strong>Over the past number of years, how has the loft market changed?</strong></h3>
<p><a href="http://www.topagentguide.com/agents/Leonard_Steinberg.html" target="_blank"><span style="color: #000000;">Leonard Steinberg</span></a>: Until recently, lofts were the best way to create large apartments Downtown.  With new construction, there are more options, especially since they’re creating spaces with high ceilings and large windows.  Still, there will always be a demand for older lofts because buyers will always want a pre-war feel, and the size of the spaces is usually more conducive to large, family style homes.</p>

<h3><strong>What are some potential issues/problems with lofts?</strong></h3>
<p><a href="http://www.topagentguide.com/agents/Timothy_Melzer.html" target="_blank"><span style="color: #000000;">Timothy Melzer</span></a>: One common misconception is that with a loft, you’ll have better light.  The only time you’ll have amazing light and views are in a high-rise condo. Lofts will have average light and views unless you have prime window space. That’s just the nature of the city’s construction</p>
<p><a href="http://www.topagentguide.com/agents/Leonard_Steinberg.html" target="_blank"><span style="color: #000000;">Leonard Steinberg</span></a>: With lofts, if you’re midblock, you’ll have no side windows, so the transportation of light is really important. Also, the quality of the building is a big consideration.</p>
<p><a href="http://www.topagentguide.com/agents/Barbara_Godson.html" target="_blank"><span style="color: #000000;">Barbara Godson</span></a>: In some of the smaller buildings, which are self-managed, everybody has to pull their weight. If there are only four or five units, people have to help to run the building.</p>

<p><a href="http://www.topagentguide.com/agents/Leonard_Steinberg.html" target="_blank"><span style="color: #000000;">Leonard Steinberg</span></a>: My advice would be to look at as many lofts as possible. The more you look, the more you’ll know and the better likelihood that you find what resonates with what you really want. Lofts in Chelsea are different than those in Soho and Tribeca.  Soho’s lofts were primarily used by the fabric industry, whereas Chelsea’s were for storage, so the nature of the buildings is different. In the Village, lofts used to be department stores which were never intended for residential use. Their architectural elements will differ significantly from one another.  The good news about Chelsea is that lofts were designed to house heavy equipment so they mostly have concrete flooring whereas in Soho they’re wood, which creak and make noise.</p>
<p><a href="http://www.topagentguide.com/agents/Barbara_Godson.html" target="_blank"><span style="color: #000000;">Barbara Godson</span></a>: Make sure that when you go into a loft, always turn off any artificial light. It’s a good idea when buying any property to do that, actually.</p>
<h3><strong>Why is it important to work with an agent who specializes in lofts?</strong></h3>
<p><a href="http://www.topagentguide.com/agents/Timothy_Melzer.html" target="_blank"><span style="color: #000000;">Timothy Melzer</span></a>: Anyone who specializes in lofts has seen, bought and sold in the majority of loft buildings, so they’ll quickly have a good idea about which lofts fit their client’s wants and needs. Of course, they’ll know about the pluses and minuses of each building. From just looking at a listing, it can be difficult to see if an apartment is a loft because the industry likes to overuse the term. In reality, most of the apartments really aren’t lofts. Some new constructions are making the facades and interiors look like lofts, but in reality, they’re not lofts. Sometimes the consumer can’t even tell that these buildings were built in the last 10 years. For example, Robert DeNiro’s new hotel in Tribeca looks like an old loft, but it is actually a new ground-up construction.</p>
<p><a href="http://www.topagentguide.com/agents/Leonard_Steinberg.html" target="_blank"><span style="color: #000000;">Leonard Steinberg</span></a>: Lofts usually have specific characteristics that are unique and differ vastly from each other. There will be many issues within the building that need to be negotiated and understood, not only by the buyer but also by the attorneys. It can possibly involve the use of some of units as commercial space. Maybe the mechanicals are old or, perhaps there’s art-living space. A good broker will understand these loft-specific issues and be able to connect you to the right lawyers, owners, architects, etc.</p>
<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Ginnie Gardiner</span></a>: We understand what each loft offers and why it’s unique. A lot of brokers who don’t understand architecture or design can’t create a narrative that really brings the loft to life.  When you’re showing the details, you have to be able to paint the picture and give the story as to why that specific loft is unique. If you don’t know the building’s original purpose, the neighborhood’s history, and how it was settled, you lose the richness that people want in a Downtown loft.</p>
<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Jon Phillips</span></a>: We have a thorough understanding of the sales process and how to accurately answer questions that people tend to ask. If you have the wrong answer, you can open a hornet’s nest of legal complications because of implied uses or permissions that co-ops may not be willing to give, for example. It’s better to be transparent and accurate with description of the loft.</p>
<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Ginnie Gardiner</span></a>: As an example, we sold a loft on 26<sup>th</sup> Street a year ago. There was a hotel going up next to the loft and it was going to lose part of their light and view. Jon told them to cover up the windows by putting paintings over them. Other brokers come to our open house and say, “You told them to do that?  Wow, weren’t you afraid?” I said, “Of what?  This is what’s going to happen, so I want buyers to come in and see a space that looks great instead of feeling like they’re going to have something taken away.” If their first impression is that it’s a wall, there’s nothing being taken away from the buyer.</p>

<h3><strong>What are some of the challenges that international clients face when buying or selling NYC homes?</strong></h3>
<p><a href="http://www.topagentguide.com/agents/Gabriel_Bedoya.html" target="_blank"><span style="color: #000000;">Gabriel Bedoya</span></a>: In New York, you’re always represented by an attorney for the transaction. The other aspect that is much different, is that there is no money transacted at the beginning of the sale. Sometimes foreign buyers come with their checkbook, thinking that it’s required to write a check right away, but that doesn’t happen here. There first has to be a meeting of the minds and then the attorney will go through their due diligence, looking into the financials of the building, the Board of Directors, the budget, etc.  This can take up to a week. Only after everything is agreed upon does the buyer write a check for the down payment.</p>
<p><a href="http://www.topagentguide.com/agents/Astrid_Pillay.html" target="_blank"><span style="color: #0000ff;">Astrid Pillay</span></a>: When  selling, there are certain tax related procedures that are specific to foreign sellers.  The IRS requires foreign sellers to have their lawyer hold 10% of the capital gains for a period of one year in order to ensure that taxes are paid.    That’s one thing that we explain before they go on the market – they won’t get all the proceeds of the sale immediately.</p>
<p>For international buyers, it’s important to know that banks are no longer as generous as they used to be. They require much larger down payments from foreigner buyers than residents often double.  Recently my foreign buyers have had to put down at least 40% of the purchase price, have had to establish accounts with the lending banks, and have had to have 12-18 months of expenses put in a savings account in the bank—to ensure there are enough funds available to service the loan. That adds up to quite a bit of money. Many non-cash international buyers are increasingly discouraged and reluctant to buy in the city.</p>

<h3><strong>What advice would you give to an international client who is looking to buy in Manhattan?</strong></h3>
<p><a href="http://www.topagentguide.com/agents/Astrid_Pillay.html" target="_blank"><span style="color: #000000;">Astrid Pillay</span></a>: I explain to them the concept of a co-op. A lot of buyers want to use the place as a pied-a-terre or to let their family use it or to rent it out and nearly all co-ops don’t agree to this concept.  In most cases coops look for individuals who will be using the apartment  as a primary residence. The overwhelming majority of the time, this is not something that is suitable for foreign buyers.</p>
<p><a href="http://www.topagentguide.com/agents/Gabriel_Bedoya.html" target="_blank"><span style="color: #000000;">Gabriel Bedoya</span></a>: It’s a very good time to buy for foreigners, which is why I think the demand has increased so much over the past few months. Tax abatements in new construction is an interesting factor that they understand and like  Second, the currency exchange&#8211;the dollar is at its lowest point in Europe, so that makes investments very attractive. Another reason is the supply&#8211;there’s a lot to choose from, whether it’s a resale or new development. Lastly, it’s a buyer’s market, and although the prices have been adjusted by most sellers to reflect the market, there’s still a little room to negotiate.</p>
<p>I usually tell international buyers that they need to have a good attorney, a good broker, and if they are financing, to be working with a good bank. Those three things are very important for a successful transaction, no matter where in the world you are. It will make the most efficient transaction from beginning to end.</p>
<h3><strong><span id="more-795"></span>Is a particular property type better suited for international clients?</strong></h3>
<p><a href="http://www.topagentguide.com/agents/Astrid_Pillay.html" target="_blank"><span style="color: #000000;">Astrid Pillay</span></a>: It is much easier for foreign buyers to buy in a condo.  Coop requirements are often too complicated for foreign buyers.  Coops also require foreign buyers to disclose all their asests&#8211;which most foreign buyers find offensive.</p>
<p><a href="http://www.topagentguide.com/agents/Gabriel_Bedoya.html" target="_blank"><span style="color: #000000;">Gabriel Bedoya</span></a>: My international clients only purchase condominiums.  They know that even if they like a co-op in a beautiful building and great location, it won’t be a good fit because most co-ops won’t accept foreign buyers.</p>
<h3><strong>What is the benefit of working with an agent who has experience working with international clients?</strong></h3>
<p><a href="http://www.topagentguide.com/agents/Gabriel_Bedoya.html" target="_blank"><span style="color: #000000;">Gabriel Bedoya</span></a>: The most important thing is to realize that our transactions—either purchasing or selling in NYC&#8211;are so very different.  It requires a good amount of education for someone who’s not from here. It’s also a process in which you must inspire a lot of trust and impart an understanding of the chronology&#8211;what will happen during the first two weeks, then from 2-4, 4-5, 5-6, etc. There is also the fact that they’ll need to provide so much financial information. For the real estate broker, I find it very important to be like a teacher with the buyer. You have to be very patient and transparent with everything, because there are certain situations that could scare many people away. For example, bidding wars that we seeing in NY are a completely foreign concept to many international buyers. I recently had an experience with an Italian-Swiss couple and French buyer bidding for the same property with a third party, a New Yorker, and at the end, the Europeans withdrew their bids because they became uncomfortable.</p>
<p><a href="http://www.topagentguide.com/agents/Astrid_Pillay.html" target="_blank"><span style="color: #000000;">Astrid Pillay</span></a>: Working with a broker in NYC is extremely important since there are so many steps to the transaction and a broker need to work in a team with the lawyers and banks to complete the transaction.  Having intimate knowledge of the buildings that allow international buyers and rules for renting the apartment is very important. Buyers will be confident that they have someone who can take care of their property. Speaking a language or sharing a cultural understanding helps a lot as well.  A lot of international buyers today are sophisticated and speak English, but if you can speak their language, that makes them very comfortable.</p>

<h3>The Financial District encompasses roughly the area south of City Hall Park but excluding Battery Park City. The center of the area is often considered to be the corner of Wall Street and Broad Street.</h3>
<p>The area is a great fit with anyone that works nearby due to the lack of a commute. Further, virtually all subway lines converge in the Financial District, providing a surprisingly quick ride to pretty much everywhere, including the Upper East Side, Upper West Side, Midtown—even Brooklyn.</p>
<p>The residential population of the area has increase to 56,000 from approximately 17,000 before 2000. It is considered a small emerging neighborhood. If you first view homes here during the workday, be sure to come back at night&#8211;the hustle and bustle of Wall Street really dies down after 6:00 PM. The Financial District is extremely quiet after hours and on weekends. Some love it that way, but some say it a bit like a ghost town at times.</p>
<p><a href="http://www.topagentguide.com/new-york-real-estate-agents/wp-content/uploads/2010/01/screen-capture-12.png"><img class="alignleft size-full wp-image-789" title="screen-capture-1" src="http://www.topagentguide.com/new-york-real-estate-agents/wp-content/uploads/2010/01/screen-capture-12.png" alt="screen-capture-1" width="543" height="259" /></a>The architecture in the Financial District is unique, with many old office buildings that have been converted into residential apartments. The local services (i.e. dry cleaners, grocery stores, laundromats) haven’t quite caught up yet, so your choices are limited and you may need to reach beyond your neighborhood to get everything you want.</p>
<p>The Financial District borders Tribeca, which provides most of the high-end dining and shopping options for the area. Recently, the Financial District has become known for real estate bargains due to the large number of developments that have come to market over the last few years. If you are looking for maximum space at the lowest cost, the Financial District is an ideal place to search.</p>
<p>Note due to the small size of the area, there are not that many top real estate brokers that specialize here. Typically, agents that serve Tribeca also reach across to handle the Financial District. We were able, however, to identify a small number of very strong agents that have built a substantial practice in the area and that were able to meet our qualifications.</p>

<h3><strong><span style="color: #000000;">What makes the Financial District and Battery Park City different than other neighborhoods in New York City?</span></strong></h3>
<p><a href="http://www.topagentguide.com/agents/Paul_Gavriani__Vincent_Falcone.html" target="_blank"><span style="color: #000000;">Paul Gavriani</span></a><span style="color: #000000;">: Obviously, you have Wall Street there…this area is where many of the international banks and financial institutions have their offices. However, since 9/11, the Financial District has become much more of a residential area. New York City enticed residential development in the Financial District by offering developers tax abatements, such as the 421-a tax abatement. For ground-up development, the abatements typically last 10 years but in the Financial District, New York City provided up to 12-15 years of abatement, so that attracted a lot of buyers. New York City wants to make the Financial District an 18-hour neighborhood. They have tried attracting retail stores to provide the services that are necessary to live in the area—such as grocery stores. However, quite a bit of the retail that has leased space in the Financial District has been more high-end retail, such as Tiffany’s, not the everyday services that people who live in the neighborhood want.</span></p>
<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Jon Phillips</span></a><span style="color: #000000;">: The Financial District has great ambiance and architecture. You have the Seaport, a number of parks and a large amount of restaurants. Still, the retail element is mostly missing. The residential market in the Financial District has the potential to be very vibrant if the City could figure out the symbiosis with the retail aspect. The retail never came in to support the residential development. There should be a Whole Foods in the Financial District just as much as “Pink” Shirts. They need the basics; they need the neighborhood stores. If there was that support, and the educational support was maintained, the Financial District could become a new, vibrant area. It’s halfway there, but having an awkward adolescence.</span></p>
<p><a href="http://www.topagentguide.com/agents/Paul_Gavriani__Vincent_Falcone.html" target="_blank"><span style="color: #000000;">Vincent Falcone</span></a><span style="color: #000000;">: Battery Park City is next to the Financial District&#8211;you simply need to cross West Street&#8211;but has a much different feel. Battery Park City started as 27 acres of landfill from the World Trade Center development project. New York City literally built more land onto the island. The City leased the land to developers who build condos and rental buildings. Because the land is owned by the state (which acts as a landlord of sorts), property owners don’t pay taxes to New York City.  Instead, they pay PILOT &#8212; Payment in lieu of taxes. PILOT is much higher than the taxes you would pay in other neighborhoods, so the cost of ownership is pretty high. On the upside, most of the buildings are relatively new and have great amenities, and the physical space, with its parks, waterfront, and art is fantastic. It’s a relaxing neighborhood and right next to the Financial District.</span></p>

<h3><strong><span style="color: #000000;">What are you seeing in the Financial District and Battery Park City market these days?</span></strong></h3>
<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Ginnie Gardiner</span></a><span style="color: #000000;">: It is rough in the Financial District these days. There is a serious inventory issue, so supply far outweighs demand.</span></p>
<p><a href="http://www.topagentguide.com/agents/Paul_Gavriani__Vincent_Falcone.html" target="_blank"><span style="color: #000000;">Paul Gavriani</span></a><span style="color: #000000;">: Over the past 10 years, developers went in and built many brand new rental buildings or converted rental buildings into condominiums. Many of the buyers in the Financial District or in Battery Park City were investors. Between the investors who had purchased new condominiums hoping to rent them out and the new rental buildings, there is a lot of rental inventory on the market&#8211;which pushes rents down. That has made it more difficult for investors to get the rents needed to make an attractive investment which, in turn, has really hindered the market. I would say that over 50% of condo units in the Financial District were purchased strictly by investors who never intended to live there and wanted to rent it out.</span></p>
<h3><strong><span style="color: #000000;">What advice would you give to </span><span style="text-decoration: underline;"><span style="color: #000000;">buyers</span></span><span style="color: #000000;"> looking in the Financial District or in Battery Park City?</span></strong></h3>
<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Ginnie Gardiner</span></a><span style="color: #000000;">: Feel free to put in aggressive bids.  Unlike in some other neighborhoods, in the Financial District, you can take a shot and see what the market will bear.  You might end up finding a seller who really has to sell.</span></p>
<p><a href="http://www.topagentguide.com/agents/Paul_Gavriani__Vincent_Falcone.html" target="_blank"><span style="color: #000000;">Paul Gavriani</span></a><span style="color: #000000;">: There are great deals to be had in the Financial District and Battery Park City, but choose to buy for the right reasons.  Plan on being there for the long term if you’re planning on making the neighborhood your home. Don’t think about buying and holding for 3-4 years and then selling because there’s no way to know how soon prices will rebound.   This also holds true if you’re an investor – plan for the long term and be prepared to have a shortfall in rental income until the market comes back.  What will help to stabilize pricing in the neighborhood is that there are very few new buildings (either new construction or conversions) being planned thus inventory levels should remain flat.</span></p>

<h3><strong><span style="color: #000000;">What advice would you give to </span><span style="text-decoration: underline;"><span style="color: #000000;">sellers</span></span><span style="color: #000000;"> in the Financial District or in Battery Park City?</span></strong></h3>
<p><a href="http://www.topagentguide.com/agents/Jon_Phillips__Ginnie_Gardiner.html" target="_blank"><span style="color: #000000;">Jon Phillips</span></a><span style="color: #000000;">: Moreso than in any other market in Manhattan, in the Financial District and in Battery Park City, sellers need to be hyper-aggressive in their pricing to get any response. Don’t be insulted by low offers. Try to price a property aggressively enough so that you receive more than one to get price competition.  You’re better off pricing extremely aggressively and having buyers bid against one another.</span></p>

It stretches from Canal to the West Side highway to Broadway, and it connects down to Park Place. Over the past few years, Tribeca has gained a lot of exposure in the media. There is a car named after it and people associate it with Robert Deniro and his film festival. Tribeca is now considered a place in which you’ve “made it” if you live there. Really though, it’s a family-oriented neighborhood. Tribeca has some of the best schools in the state and a very active, involved community.</span></span></p>
<p><span style="color: #000000;">Tribeca has cobblestone streets, is clean, and feels like a brand new area, only it’s built from older manufacturing buildings. Tribeca has more services than other downtown areas and is less touristy.  Either you live there or you don’t really go there. Many finance professionals live there because Goldman Sachs, Citigroup and Merrill Lynch are all within a few blocks.</span></p>

Because these buildings were once industrial buildings, Tribeca is the land of huge lofts and the floor spaces can be huge. Some of the services we take for granted in other neighborhoods are not there – they may be there one day, but they’re not there yet.</span></span></p>

Many of these apartments are in former warehouse and/or loft buildings and others are in more recently built loft-like condo and rental buildings. Some of the more recent condo developments are in newly built buildings while others are in industrial buildings which have been completely gutted. Many of the newer buildings are full service offering lots of amenities. While some of the older buildings have Doorman many do not.</span></span></p>

Unlike most neighborhoods, most of the apartments are not co-ops. It’s known for lofts, most of which are condos. That is one of reasons that lots of celebrities live in the area.</span></span></p>
<p><span style="color: #000000;"><a href="http://www.topagentguide.com/agents/Timothy_Melzer.html" target="_blank"><span style="color: #000000;">Timothy Melzer</span></a><span style="color: #000000;">: The majority of homes in Tribeca are condo loft spaces that are three or four bedrooms. That is really the bread and butter of the neighborhood. Most of the lofts in Tribeca are condos because the buildings have been converted more recently than most of the co-op conversions that occurred decades ago. Tribeca easily has more full-service buildings (doorman, garage, gym, etc.) than any other neighborhood downtown.</span></span></p>
<p><span style="color: #000000;"><a href="http://www.topagentguide.com/agents/Barbara_Godson.html" target="_blank"><span style="color: #000000;">Barbara Godson</span></a><span style="color: #000000;">: Tribeca has many more condos than Soho, for instance, because a lot of buildings were developed later, and condominiums were preferable. There are also some new construction lofts there as well.</span></span></p>
<h3><span style="color: #000000;">What do you see happening in the Tribeca home market these days?</span></h3>
<p><span style="color: #000000;"><a href="http://www.topagentguide.com/agents/Barbara_Godson.html" target="_blank"><span style="color: #000000;">Barbara Godson</span></a><span style="color: #000000;">: I see a huge shortage of large, family apartments with three or four bedrooms. There’s a lot of demand for that because there are so many families in Tribeca.</span></span></p>
<p><span style="color: #000000;"><a href="http://www.topagentguide.com/agents/Timothy_Melzer.html" target="_blank"><span style="color: #000000;">Timothy Melzer</span></a><span style="color: #000000;">: The Tribeca home market has maintained most of its strength.  There was an article in the New York Post during the height of recession stating that the Tribeca home market held its value better than any other neighborhood in the city.  Tribeca was the first neighborhood to bounce back and prices aren’t too far off from what they were before the crash.</span></span></p>
<p><span style="color: #000000;"><a href="http://www.topagentguide.com/agents/Paul_Gavriani__Vincent_Falcone.html" target="_blank"><span style="color: #000000;">Vincent Falcone</span></a><span style="color: #000000;">: In general, throughout Manhattan, apartments with 3+ bedrooms tend to have the least amount of turnover.  Tribeca abounds in this type of product thus the scarcity of product has helped the neighborhood to maintain its housing values. Although apartments in this neighborhood (like every other Manhattan neighborhood) have experienced some decline in value over the past 12 to 16 months, this area has not been nearly as hard hit as some other neighborhoods due to the shortage of apartments on the market and the continuous demand for the type of homes found in this area. If 2009 Wall Street bonuses are as large as anticipated, this neighborhood in particular should benefit.</span></span></p>
<h3><span style="color: #000000;">What advice would you give to a buyer looking for a home in Tribeca?</span></h3>
<p><span style="color: #000000;"><a href="http://www.topagentguide.com/agents/Timothy_Melzer.html" target="_blank"><span style="color: #000000;">Timothy Melzer</span></a><span style="color: #000000;">: If you see something nice and wait too long, it won’t be there. Things don’t tend to linger for long in Tribeca. More often than not, I think buyers get disappointed by letting a property go. Open houses in Tribeca seem to be busier than in any other neighborhoods.</span></span></p>

Price per square foot, Tribeca is one of the most expensive places in which to live.</span></span></p>
<p><span style="color: #000000;"><a href="http://www.topagentguide.com/agents/Paul_Gavriani__Vincent_Falcone.html" target="_blank"><span style="color: #000000;">Vincent Falcone</span></a><span style="color: #000000;">: As with any other Manhattan neighborhood, work with a broker who is familiar with the area and the various types of housing product available in that area.  Once you have narrowed your specific housing criteria see everything that fits that criterion.  If nothing fitting your criteria is currently on the market ask your broker if what you are looking for can be realistically found in your price range.  If it is, make sure that your broker is checking at least once a day for listings which are coming on the market. Once you’re an educated buyer you will be ready to move quickly and smartly when the right apartment comes along.</span></span></p>
<h3><span style="color: #000000;">What advice would you give to someone selling his/her Tribeca home?</span></h3>
<p><span style="color: #000000;"><a href="http://www.topagentguide.com/agents/Barbara_Godson.html" target="_blank"><span style="color: #000000;">Barbara Godson</span></a><span style="color: #000000;">: Sell now. There’s a shortage of family spaces, and families love Tribeca.  They’re looking for three to four bedroom homes, and because of that, those spaces sell very quickly.  If you have a four bedroom loft in Tribeca, I can find you a dozen people who would buy it.</span></span></p>

You have to have it appeal to everyone – the husband, wife and kids. Light and air are the most important aspects to showing a space. It has to show as cleanly and as uncluttered as possible. Of course, pricing your home at the market is a must.</span></span></p>

New listings which are priced right will almost always sell for a higher price than an older listing which has had multiple price reductions before there is an accepted offer. Even if you and your broker decide to test the market with a somewhat higher price then what the market may bear, it’s important that you have a strategy in place which indicates when the price should be reduced and the number that it should be reduced to.</span></span></p>
<p><span style="color: #000000;">Secondly, take your brokers advice regarding the little things you should do in terms of home renovation and staging in order to help you garner a higher sales price. A broker with years of experience knows what buyer’s are looking for and should be expected to give you sound and profitable advice in this area.</span></p>

<h3 style="text-align: left;"><span style="color: #000000;">What are some of Midtown West’s defining characteristics?</span></h3>
<p><a href="http://www.topagentguide.com/agents/Gabriel_Bedoya.html" target="_blank"><span style="color: #000000;">Gabriel Bedoya</span></a><span style="color: #000000;">: Midtown West is a dynamic neighborhood because it has so many different elements. Of course, it is very popular with tourists because of Times Square, the Theater District, the beautiful hotels, Rockefeller Center, and it’s proximity to Central Park. The neighborhood also has great residential areas, as well. The farthest west area of Midtown West is the most residential part of the neighborhood. Due to the zoning, all of the buildings capped at five or six stories, so it’s brighter, and there is a distinct neighborhood feel. It’s almost European in a way – rather than shopping for everything at mega stores, you go from your neighborhood bakery to the meat market to the fish market to a wine store and cheese market. Midtown West has a ton of restaurants with all different types of cuisines and flavors.</span></p>
<p><span style="color: #000000;">The neighborhood continues to move west towards the River. Between 10</span><sup><span style="color: #000000;">th</span></sup><span style="color: #000000;"> and 11</span><sup><span style="color: #000000;">th</span></sup><span style="color: #000000;"> Avenues, you have a mixed zone of residential and businesses.  Whether they’re offices or, for instance, fashion designers, it’s a mix. There are two hotels opening very soon on 11</span><sup><span style="color: #000000;">th</span></sup><span style="color: #000000;"> Avenue and 47</span><sup><span style="color: #000000;">th</span></sup><span style="color: #000000;"> and 48</span><sup><span style="color: #000000;">th</span></sup><span style="color: #000000;"> Streets, because developers believe that this area will be one of the real growth areas in the city.</span></p>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Michael_Gordon.html" target="_blank"><span style="color: #000000;">Michael Gordon</span></a></span><span style="color: #000000;">: The two major components of Midtown West are Times Square and Clinton. Clinton is another name for Hell’s Kitchen. Clinton has a limited building restriction, so there are fewer high rises than in the Theater District and Times Square.</span></p>
<p><span style="color: #000000;">The western parts of Midtown West are comprised of mostly low-rise buildings, especially between 42</span><sup><span style="color: #000000;">nd</span></sup><span style="color: #000000;"> and 50</span><sup><span style="color: #000000;">th</span></sup><span style="color: #000000;"> Streets.  Closer to Times Square, from 6</span><sup><span style="color: #000000;">th</span></sup><span style="color: #000000;"> Ave to 8</span><sup><span style="color: #000000;">th</span></sup><span style="color: #000000;"> Ave for example, the buildings are taller and have better views, so the feel is different.  One area is more residential and one more business oriented.  The high-rise buildings offer fabulous views of the Hudson River, at reasonable prices. Today, Midtown West offers some of the best values in the city.</span></p>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Douglas_Heddings.html" target="_blank"><span style="color: #000000;">Doug Heddings</span></a></span><span style="color: #000000;">: My customers who purchased in Midtown West love that the neighborhood as a real Manhattan energy to it.  The neighborhood as added some unbelievable restaurants in the past 5-10 years. Many of my clients work in Midtown West, so they love having a short walk to work. Midtown West is also one of the last neighborhoods in the city where you can go to a fish market, a real NYC butcher, and local bakery instead of a huge grocery store.  There are still quality mom-and-pop markets. There’s the Amish market run by the Lancaster Amish.</span></p>
<p><span style="color: #000000;">In certain ways, Midtown West is still untapped, particularly in the far western part. There is room for development and growth, so that area hasn’t seen its peak yet, in my opinion.  I think it might see it in the next up cycle, so there could be some great opportunities to buy properties that will significantly appreciate.</span></p>
<h3><strong><span style="color: #000000;">What is the housing stock like in regards to Midtown West homes?</span></strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Michael_Gordon.html" target="_blank"><span style="color: #000000;">Michael Gordon</span></a></span><span style="color: #000000;">: There is a mixture.  Midtown West has condos, townhouses, co-ops, rent stabilized buildings, luxury rental buildings and office buildings.  It’s a relatively new residential area; recently it has become much more a destination for people to move, whereas before, it wasn’t heavily populated.</span></p>
<p><a href="http://www.topagentguide.com/agents/Gabriel_Bedoya.html" target="_blank"><span style="color: #000000;">Gabriel Bedoya</span></a><span style="color: #000000;">: There are a good number of condominiums, so I think there are more in relation to the rest of the city.  The co-ops are all low-rise buildings, and the condos are all high-rise, so while there are fewer condo buildings, there are more units.  There is a large stock of luxury rentals, as well.</span></p>

<h3><strong><span style="color: #000000;">What do you see happening in the Midtown West home market these days?</span></strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Douglas_Heddings.html" target="_blank"><span style="color: #000000;">Doug Heddings</span></a></span><span style="color: #000000;">: In an anxious market, buyers go back to the “location, location, location” mantra. They want to make sure they’re buying in a solid location. When the market is booming, the whole world becomes a speculator. Buyers want to buy in up and coming areas so they can hit a home run. So, when the market was booming, buyers purchased in the far Midtown West area (for example 42</span><sup><span style="color: #000000;">nd</span></sup><span style="color: #000000;"> between 10</span><sup><span style="color: #000000;">th</span></sup><span style="color: #000000;"> and 11</span><sup><span style="color: #000000;">th</span></sup><span style="color: #000000;">). Today, the perspective pool of buyers has shrunk where inventory has increased, and that’s a formula for depreciation. For that reason, prices have been hit a bit harder in Midtown West. Some of the newer development condo projects are struggling and owners in some of the buildings built within the last three to four years are unable to resell their home.  Most of these owners were investors who bought with the concept of flipping for a profit and got stuck when the market started going down.</span></p>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Michael_Gordon.html" target="_blank"><span style="color: #000000;">Michael Gordon</span></a></span><span style="color: #000000;">: In the past number of years, many new projects have sprouted up in Midtown West.  There are certain areas that have become very popular between Hell’s Kitchen/Clinton and the Theater District. What that means, however, is that there was a lot of inventory. Much of that inventory, particularly the best homes at bargain prices, has been purchased, so inventory is less than last year. We still have not seen any big spike in prices and there are lots of deals at good prices.</span></p>
<p><a href="http://www.topagentguide.com/agents/Gabriel_Bedoya.html" target="_blank"><span style="color: #000000;">Gabriel Bedoya</span></a><span style="color: #000000;">: Like in most other parts of NYC, Midtown West home prices have come down, but they’ve stabilized. The first quarter of the year was quiet, but there has been an incredible amount of activity since July.</span></p>

<h3><strong><span style="color: #000000;">What kinds of buyers should consider looking at Midtown West homes?</span></strong></h3>
<p><a href="http://www.topagentguide.com/agents/Gabriel_Bedoya.html" target="_blank"><span style="color: #000000;">Gabriel Bedoya</span></a><span style="color: #000000;">: Midtown West is a highly desirable for those who work in Midtown because it happens to be closer to many of the office buildings – they actually used to call it the neighborhood the Midtown Financial District. Many people who live in this area walk on a daily basis to their offices, even as far east as Park Avenue. Midtown West also offers great access to the rest of th<span style="color: #000000;">e city – the A, C, E, N, Q, R, W, 1, 2, and 3 Trains are within walking distance.</span></span></p>
<p><span style="color: #000000;"><span style="color: #000000;"><a href="http://www.topagentguide.com/agents/Douglas_Heddings.html" target="_blank"><span style="color: #000000;">Doug Heddings</span></a><span style="color: #000000;">: </span></span><span style="color: #000000;">F</span>or many buyers who want the convenience of the West Side but are priced out of the Upper West Side or Chelsea, Midtown West is perfect. It is sandwiched between these neighborhoods but is more affordable. Midtown West is less expensive in terms of basic necessities – laundry, dry-cleaners, and restaurants – than many other neighborhoods in Manhattan.  It’s a lower cost of living, and it’s very practical.</span></p>
<h3><strong><span style="color: #000000;">What advice would you give to a buyer looking for a home in Midtown West?</span></strong></h3>
<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Michael_Gordon.html" target="_blank"><span style="color: #000000;">Michael Gordon</span></a></span><span style="color: #000000;">: Buyers looking for a condo should know that there are fabulous buildings in Midtown West, from the Orion to the Platinum to the Link.  Buyers should not be afraid to make an offer because sellers are looking to make deals happen.  You can get a beautiful apartment with spectacular views at a good price.  There are quite a bit of studios, one and two bedroom homes. If you’re looking for views, activity, and restaurants, Midtown West is a great area in which to live.</span></p>

It is important for buyers in any neighborhood to work with an agent who is an expert in that particular neighborhood.  Don’t necessarily work with a family friend, unless that family friend really knows the area in which you’re looking.  Otherwise, you’re doing yourself a disservice. If you’re looking for a home in Midtown West, how will you know it’s a bargain unless you’ve got someone who’s watched the area for many years and has their finger on the pulse of the market?</span></p>

Real sellers who need to sell their homes are making deals.  Sellers testing the waters, who are not flexible or realistic, just aren’t selling.</span></p>
<p><span style="color: #000000;">One positive for sellers is that buyers are coming in from all over the world to look at Midtown West homes. The dollar is weak, so international buyers are buying at discounted prices from their currency.  Midtown West is a great neighborhood for international buyers and buyers looking for a pied-a-terre because Midtown West is in the heart of the city.</span></p>

Many Murray Hill residents love the neighborhood because it is where they socialize – there are great bars, restaurants, Irish pubs and inexpensive ethnic restaurants.</span></p>

Some of the buildings offer great views of the Empire State Building and Chrysler Building, which buyers find attractive.  Even though the economy isn’t doing well, people like a central location, and Murray Hill definitely offers that.</span></p>

<p><span style="text-decoration: underline;"><a href="http://www.topagentguide.com/agents/Dina_Cohen.html" target="_blank"><span style="color: #000000;">Dina Cohen</span></a></span><span style="color: #000000;">: I see more co-ops here than other parts of the city.  Murray Hill has been established for so long that, for the most part, the buildings there have already been designated as co-ops.  There have been some new buildings and rentals converted to condos in the last 10 years, so there are more condos than there used to be, but I’d still say there are many more co-ops.</span></p>

Deals are getting done, but it takes a great effort to get buyers and sellers on the same page. I try to set up a win-win situation for the buyer and seller, but if someone feels like they’re “losing,” they move on. I’ve had two deals fall through because the buyer and seller were $10k apart.  No one wanted to budge.</span></p>

There are a lot of opportunities in Murray Hill because of the amount of inventory on the market.</span></p>

Murray Hill has always been a place where you can get a bit more bang for your buck.  For whatever reason, buyers in Murray Hill have always been able to get a bit more space for their money than areas such as Gramercy, Chelsea, or Flatiron.</span></p>

Prices in Murray Hill are attractive because there’s a good amount of inventory.  There is probably more supply than demand right now, but it’s not so overwhelming that things won’t sell.  A lot of first-time buyers like Murray Hill because it’s convenient and offers good value for their money. Even though the market has more supply than demand, in the long-term, the Murray Hill market is strong.</span></p>
<h3><span style="color: #000000;">What advice would you give to a buyer looking for a home in Murray Hill?</span></h3>

There’s a great variety in the neighborhood, so see as much as possible.</span></p>

Emphasize your home’s assets, address potential issues, make repairs and make it show its best.</span></p>

<h3>The wonderful thing about New York is that as much as things change, many things stay the same. This is particularly true in Murray Hill.</h3>
<p>The beautiful tree-lined side streets and 100-year-old brownstones set the tone for this neighborhood. That said, high-rise living is plentiful as you get to the avenues further east. In fact, the area on First Avenue between 34th and 38th Streets houses well over 2,000 apartments in just four buildings! The neighborhood has tons of amenities. Just a few years ago Murray Hill seemed to go to sleep after the workday ended, but no longer. Traveling along Third Avenue you’ll find (at least) two restaurants per block on both sides of the street!</p>
<p>Murray Hill condos are typically from the 1980’s, but a few buildings were built in the recent development wave. Murray Hill co-ops are plentiful and cheap, with psf prices generally well below $1,000.</p>
<p>It’s not the most hip or exclusive part of the City, but it’s an short walk to the subways and trains in Grand Central Station. Murray Hill residents often say that the best thing about their neighborhood is its convenience. It’s easy to get anywhere in the City, whether walking to work in Mid-town, taking the subway a few stops to visit friends on the Upper East Side, or hoping a short taxi ride for dinner downtown.</p>

<p>A little history: according to Wikipedia, “Murray Hill derives its name from the Murray family, 18th-century Quaker merchants mainly concerned with shipping and overseas trade. Robert Murray (1721–1786), the family patriarch, was born in Pennsylvania and came to New York in 1753 after a short residence in North Carolina. He quickly established himself as a merchant and eventually owned more shipping tonnage than any other New Yorker.”</p>

Owning a New York City home typically is an individual’s single largest investment, so it is critical to be well represented and well prepared when selling.</h3>
<p><span style="font-size: 13px; ">The following steps will help make selling your New York City home as effective and efficient as possible.</span></p>
<p><strong>1. SELECTING THE RIGHT AGENT TO SELL YOUR NEW YORK CITY HOME</strong></p>
<p>When hiring a real estate agent to sell your New York City home, do your homework. Think of this as a job interview – with you doing the hiring. Be certain to choose the right person to represent you and your New York City home. You should expect professionalism, superior customer service, market knowledge, honesty and integrity from your real estate agent. Questions you should ask potential agents:</p>
<ul>
<li>What      is the current state of the market and how does that affect my property?      Please provide statistics to support your opinion.</li>
<li>What      are the current trends in the marketplace? Is it a buyer’s or seller’s      market? What is the inventory? Has it changed over the last year? What      does that mean to me?</li>
<li>What’s      the future market outlook for New York City homes? Is now a good time to sell? How established      is your firm? How is your firm different from all the rest?</li>
<li>Why      should I work with you? What is your background? Please differentiate      yourself from your competitors.</li>
<li>Do      you take weekends off? Will you show my home at 7:00 AM and at 8:00 PM?      What do you do when you have a scheduling conflict?</li>
<li>What      type of buyer do you plan on targeting for my home?</li>
<li>How      will you reach them? Will you create a marketing plan specifically for my      home? What will it look like?</li>
<li>How      will you price my home? Provide a comparable market analysis to defend      your pricing.</li>
</ul>
<p><strong>2. MARKET ANALYSIS AND PRICING STRATEGY</strong></p>
<p>An agent should provide you with a comparative market analysis (CMA) which will consist of similar New York City homes currently on the market, those recently sold and closed, and those in contract. All homes used in this comparison should be comparable to yours in terms of location, size and type (co-op or condo). This is the basis for your pricing strategy. You might even want to visit other homes on the market against which you will be competing. Look at them objectively and through a buyer’s eyes.</p>
<p>Pricing a New York City home is not an exact science. The market place will ultimately tell you what your home is worth; however, pricing accurately typically will generate the most interest in your home which will enable you to achieve the highest price. If an agent asks you “what do you want for your home?” and relies on you to price your home, then the agent probably is not right for the job. You will do yourself a terrible disservice if you have an agent who tells you what they think you want to hear. Carefully watch the market’s reaction to your home’s listing in the initial few weeks of marketing. If there are no offers after 12 to 20 showings, then a price adjustment may need to be made. Find an agent you trust, ask lots of questions, but do not forget to listen.</p>
<p><strong>3. SIGNING AN EXCLUSIVE AGREEMENT</strong></p>
<p>Sellers can give the exclusive right to sell a New York City home to one real estate firm and to a particular agent at that firm. Your home then becomes that firm’s exclusive “listing.” You enter into a formal contract stating offering price, length of listing agreement with the brokerage firm, commission, etc. If you hire a firm on an exclusive basis you have the right to expect that the agent you choose from that firm will be your “point person.” They will market your New York City home, arrange all appointments, handle negotiations and oversee the board process (in the case of a cooperative).</p>
<p>The firm with your exclusive listing should immediately co-broke your listing with all of the other brokerage firms in the area. Co-brokering is the process by which real estate firms share their exclusive listings with other firms in their market. This will ensure that your home is exposed to as many buyers as possible. In New York, if the listing firm brings in the buyer to buy your home, they collect the entire commission. If another firm with whom they have co-broked brings the buyer, then the commission is divided equally between the two firms.</p>
<p>An open listing is a scenario in which you can list your home with as many firms as you like. You manage the process and you do not have an exclusive relationship with any one firm. The commission is paid wholly to the firm bringing you the buyer. The downside is, for the same amount of commission dollars, you are doing all of the work. There’s no one advertising your home, no one scheduling appointments and no one negotiating on your behalf.</p>
<p><strong>4. MARKETING YOUR NEW YORK CITY HOME</strong></p>
<p><strong><span style="font-weight: normal;">For your New York City home to be marketed in the most effective ways possible, make sure that:</span></strong></p>
<ul>
<li>Your      property is co-brokered with every single real estate firm in Manhattan      and will be made available to all 28,000 real estate agents licensed to do      business here. In over 90% of sales, an agent other than the listing agent      will bring the buyer. Therefore, it is paramount for your agent to reach      those responsible for finding you a buyer: the brokerage community.</li>
<li>Your      listing is released immediately through On-Line Residential, REBNY (Real      Estate Board of New York) Listing System and The Manhattan MLS, all      services designed to communicate available listings with all residential      real estate firms.</li>
<li>Your      property is marketed with professional floor plans, digital photos,      virtual tours and printed promotional materials.</li>
<li>Your      agent schedules Broker Open Houses to inform and educate the brokerage      community about your property.</li>
</ul>
<p>While executing the marketing plan, your agent should be in regular communication with you to provide feedback on showings and changes in market conditions.</p>
<p><strong>5. QUALIFYING  POTENTIAL BUYERS </strong></p>
<p>Your agent should be vigilant in ensuring that all potential buyers are financially qualified to purchase so as to minimize wasted traffic through your home. Your agent should be comfortable asking the necessary questions.</p>
<p><strong>6. RECEIVING AN OFER AND NEGOTIATING</strong></p>
<p>Offers are made verbally between buyers and sellers of homes in New York City. Your agent has a legal obligation to present all offers to you. A buyer will place a bid or offer on your New York City home either to your agent or to you directly. Once an offer is received, your agent should discuss with you not only price, but also the other terms and the qualifications of the potential buyer such as likelihood of closing, closing date, etc. An offer means nothing if the buyer is not qualified to purchase or pass the Board (in the case of a co-op).</p>
<p>You may “counter” the offer thereby beginning the negotiation process in which both parties agree on the price, terms, and closing date. Be certain you feel comfortable with the negotiation skills of your broker. This is where you want the best protection possible!</p>
<p><strong>7. PREPARING THE CONTRACT OF SALE FOR A NEW YORK CITY HOME</strong></p>
<p><strong><span style="font-weight: normal; ">A real estate attorney is required in all property transactions for New York City homes. Contact an attorney familiar with real estate in Manhattan to represent you. Once you have come to terms with a buyer, your attorney will begin preparing a contract of sale.</span></strong></p>
<p>After the buyer’s lawyer concludes that the building’s financial condition is satisfactory, and that the by-laws of the building and contract of sale are acceptable, the buyer’s attorney will allow the buyer to sign the contract. At that time the buyer will usually be required to present a deposit of 10% of the purchase price. The contract plus the deposit will then be forwarded to your attorney for signature. The deposit will be held in your attorney’s escrow account until closing. It is important to note that until the contract has been delivered and signed by all parties, you can still entertain and accept other offers.</p>
<p>If financing the purchase, the buyer should move forward with his/her loan application. It is advised that the buyer pre-qualify for a mortgage prior to beginning the housing search.</p>
<p><strong>8. THE BOARD PACKAGE</strong></p>
<p>By now, the buyer will have received the board requirements and application materials from their real estate agent. The application materials can be similar for a cooperative and condominium. The buyer will need to complete all of the required materials which typically include: an application, a financial statement signed by a CPA, all requisite support for your financial statement, three years of tax returns, bank statements, letters of personal and financial reference, letters of professional reference, the contract of sale, bank documents indicating that your loan is in place (if financing), etc.</p>
<p>While the buyer’s agent will actually prepare the package, your agent should work with the buyer’s agent to ensure that the best possible board package is prepared and submitted to the Managing Agent for review. When the “package” is finished, it will be forwarded to the building’s Managing Agent for review. Once the Managing Agent determines that the buyer’s application is complete and all credit checks are approved, the package will be forwarded to the Board of Directors.</p>
<p><strong>9. APROVAL FROM THE BOARD</strong></p>
<p>In the case of a New York City home that is a co-op, if the board package passes “muster,” the buyer will be invited to meet with members of the board for an interview. Afterwards Managing Agent will generally inform your broker when the potential buyer has been approved, or not, by the Board. After approval by the Board, all parties are ready to begin planning for a closing.</p>
<p>In the case of a New York City home that is a condominium, there is generally no formal interview. The buyer’s application will be reviewed, and if all required materials are included and in order, an approval is typically granted. The entire process can move quickly in a condominium, and assuming a loan can be secured in a timely fashion, the process can move from contract to closing in about 60 days. The cooperative process is more involved and may take longer than 60 to 90 days.</p>
<p><strong>10. CLOSING</strong></p>
<p>The Managing Agents, banks, attorneys, buyers and sellers will all work to coordinate a time and place for the closing. Generally, if all parties are ready to close, a closing can be scheduled within two to three weeks of board approval, if not sooner.</p>
